Signs Your Water Heater Needs Attention

If you notice any of these, it is time to call a plumber.

No Hot Water

A tripped breaker, failed element, pilot problem or bad gas valve. We test each possibility in order.

Water Pooling Around the Tank

Could be a fitting, relief valve, drain valve or the tank itself. Where the water comes from decides the fix.

Hot Water Runs Out Quickly

Sediment, a broken dip tube or a failed lower element reduce usable capacity. Most are repairable.

Discolored or Smelly Water

Rust points to tank corrosion or old pipes. A sulfur smell usually means an anode rod reaction.

Strange Noises

Popping, rumbling and hissing often mean sediment buildup or a valve that is releasing pressure.

PROTECT THE HOUSE

Limiting Damage While You Wait

A failing water heater in a finished basement or upstairs closet can do real damage in a short time, so a few steps help. Find the cold water shutoff on the pipe above the tank and close it. Shut off the breaker for an electric unit, or turn a gas control to off. Move rugs, boxes and anything stored nearby out of the way, and put down towels to steer water toward a floor drain if there is one. When we replace or repair a heater in a spot where a leak would hurt, we can add a drain pan and a water sensor so the next problem gets noticed early. Older homes near downtown sometimes have water heaters in tight spaces with older pipe around them, and we check those connections too. More on that on our plumbing repair page.

Customer Reviews for Water Heater Work

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

Brian came to my home, carefully explained the different options available, and walked me through the entire installation process. He was very professional, knowledgeable, patient, and always available to answer my questions. Communication with Brian was outstanding throughout the entire project. One of the best parts of the installation was that they were able to relocate my water heater into an unused space in my basement. Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

TANK, TANKLESS OR CONVERSION

Repairs and Upgrades for Every Type of Water Heater

Standard tank heaters make up most of the calls we get in Leesburg. Many repairs, such as replacing a thermostat, element, thermocouple or relief valve, are done during one visit. Tankless units need a different set of skills, including reading error codes, cleaning inlet filters and descaling heat exchangers. Our tankless water heater service covers installation and repair. Sometimes the right answer is a different kind of heater altogether. Homeowners switch from gas to electric, electric to gas, or tank to tankless for space, efficiency or fuel availability. Those conversions involve wiring, gas piping and venting changes, and we handle the plumbing side from start to finish. When the tank itself is leaking, our water heater replacement service gets a new unit in and the old one hauled away. Permits are usually required for water heater replacement, and we check what applies in Leesburg.

Frequently asked questions

Can I repair my water heater myself or should I call a plumber in Leesburg?
Simple checks like resetting a tripped breaker, relighting a pilot following the label instructions, or flushing sediment are reasonable for many homeowners. Repairs that involve gas valves, electrical elements under power, relief valves or venting are better left to a licensed plumber, because mistakes can cause gas leaks, scalding or electrical shock. If you are not sure, call and describe the problem. We can tell you whether it is something you can safely check first.
What should I do if my water heater is leaking from the bottom?
Turn off the cold water supply valve on top of the heater and shut off the power or gas. A leak from the very bottom of the tank usually means the tank has corroded through, which cannot be repaired. Before assuming the worst, check whether water is running down from a fitting or valve above, since those can be fixed. Place towels or a pan to contain the water and call a plumber.
Is tankless worth it for a Leesburg home?
Tankless water heaters provide continuous hot water, take up less space and avoid standby heat loss. They suit households that run out of hot water with a tank or want to free up room in a closet or garage. They need regular descaling, especially in hard water areas, and some homes need gas line or electrical upgrades to support them. We look at your household's use and your existing utilities before recommending one.
How do I relight the pilot light on my gas water heater?
Most gas water heaters have relighting instructions printed on a label near the gas control. The general steps are to turn the control to off and wait several minutes, switch it to pilot, hold the pilot button while pressing the igniter, keep holding for a short time after it lights, then turn the control to on. If the pilot will not stay lit or you smell gas, stop and call a plumber.
