Ashburn's Plumber for Every Call

When you need a plumber in Ashburn, Brick Street Plumbing Heat & Air is ready to handle plumbing and HVAC calls across Ashburn, VA, covering everything from a leaking water heater at midnight to a full AC repair on the hottest day in July. If you're searching for a plumber in Ashburn, we're the crew that picks up, shows up, and charges the same rate whether it's Tuesday afternoon or 2am Saturday. No overtime fees. That's not a promotion. That's just how we run the business.

Ashburn's housing stock runs the full range, from late-1980s colonials with original galvanized lines to mid-2000s subdivisions where the first round of water heaters is finally aging out. The Potomac-sourced water serving this area tests at up to 10.8 grains per gallon on the hard end, and that mineral load accelerates corrosion inside water heaters and supply lines faster than most homeowners expect. Our dual-certified technicians are licensed plumbing and HVAC professionals, and we carry 4.6 stars across 282 Google reviews from Loudoun County homeowners who've seen that firsthand.

Water Heater Repair & Replacement

Hard water shortens tank life. If your water heater is struggling to recover or leaking from the base, we'll diagnose it and give you straight options: repair if it makes sense, replace if it doesn't. We install both traditional tank and tankless units.

Leak Detection & Pipe Repair

A slow leak inside a wall or under a slab can go undetected for months. We locate it without tearing the house apart and repair the line properly. Burst pipes get same-day attention.

Older Ashburn sewer lines can develop root intrusion, bellying, or joint separation over time. We inspect the line and walk you through trenchless sewer repair options before anyone starts digging.

Sump Pump Installation & Repair

Sump Pump Installation & Repair

Parts of Ashburn sit on soil that doesn't drain fast after heavy summer thunderstorms. A sump pump that fails during a storm is a finished basement problem. We install and service sump pumps for Ashburn homes that need them.

Water Filtration & Softener

HVAC

AC and Furnace Repair in Ashburn

Ashburn summers get humid and punishing, and an AC that's struggling in July isn't something you can schedule around. We do same-day AC repair for Ashburn homes, including AC compressor repair, refrigerant issues, and failed capacitors. Furnace calls in November and December get the same urgency. Our factory-certified HVAC technicians handle the full range: repair, replacement, seasonal HVAC inspection, and maintenance. If you're in a newer Ashburn development that was built for a central system but you want a quieter, zone-controlled option, we also install ductless mini split systems. We don't subcontract HVAC work to a third party. The technician who shows up is our employee, trained on the equipment we install. That matters when something needs warranty service six months later.

HARD WATER

What Ashburn's Water Does to Your Plumbing

Ashburn's drinking water comes from the Potomac River and Goose Creek. In 2025, hardness levels ranged from 4.1 to 10.8 grains per gallon, which puts some Ashburn homes on the very hard end of the scale. At those levels, calcium and magnesium deposits build up inside water heater tanks, narrow supply lines, and foul fixtures faster than most manufacturers account for in their warranty math. The honest answer is that a standard tank water heater in a hard-water home rarely makes it to the 12-year mark without problems. Tankless units aren't immune either: a tankless heater without a pre-treatment softener in Ashburn will scale up the heat exchanger and start losing efficiency within a few years. We'll tell you what your home actually needs based on its water and its age, not on what carries the best margin for us. Every job is different. Contact Brick Street Plumbing Heat & Air for an accurate estimate.

Frozen Pipes and Cold-Weather Calls in Ashburn

Ashburn's freeze-thaw cycle is the specific kind of problem that catches homeowners off guard. It doesn't get as cold here as it does further north, so exterior hose bibs and pipes in uninsulated garage walls don't always get the winterization attention they need. When a pipe freezes and then bursts as the temperature comes back up, the damage happens fast. If you think a pipe is frozen, don't try to thaw it with an open flame. Turn off the main supply and call us. We'll locate the frozen section, thaw it safely, and inspect the line for splits before we restore water to the house. If it's already burst, we repair or replace the damaged section the same visit. For Loudoun County permit-required work, we handle the application through the county's LandMARC system so you're not chasing inspectors yourself.

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

⭐⭐⭐⭐⭐ Excellent Service – Highly Recommend Brick Street Plumbing Water Heaters I recently had my entire HVAC system replaced after my old unit had been in my home for over 20 years. I requested an estimate through Home Depot, and they referred me to Brick Street Plumbing. Water Heaters, From beginning to end, my experience was excellent! Brian came to my home, carefully explained the different options available, and walked me through the entire installation process. He was very professional, knowledgeable, patient, and always available to answer my questions. Communication with Brian was outstanding throughout the entire project. One of the best parts of the installation was that they were able to relocate my water heater into an unused space in my basement. This made the entire HVAC area much more spacious, organized, and accessible. I am extremely happy with how everything turned out! I also want to recognize Austin, Gmo, and Dani for their excellent work. They were professional, hardworking, respectful of my home, and paid great attention to detail. Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

Common Questions from Ashburn Homeowners

How do I know if I have a slab leak in my Ashburn home?
The most common signs in Ashburn homes are warm spots on a concrete floor, a water meter that keeps running when everything's shut off, and unexplained increases in your water bill. Many Ashburn homes built in the 1990s have copper supply lines under the slab that can pit and pinhole from soil chemistry and hard water over time. If you notice any of those signs, call us before the leak gets bigger. We locate the line and give you repair options. Every job is different. Contact Brick Street Plumbing Heat & Air for an accurate estimate.
What causes low water pressure in older Ashburn homes?
In Ashburn homes from the late 1980s and 1990s, low pressure is usually one of three things: mineral buildup narrowing the supply lines from years of hard Potomac-sourced water, a failing pressure-reducing valve at the main, or a partial blockage somewhere in the distribution system. Galvanized steel lines from that era are especially prone to internal corrosion. We diagnose the actual cause rather than replacing parts at random. Contact Brick Street Plumbing Heat & Air for an accurate estimate.
Does Brick Street handle furnace repair calls in Ashburn in winter?
Yes. Furnace repair in Ashburn is one of the calls we take most seriously in the cold months, because a failed heat exchanger or ignitor in January isn't a next-week problem. We carry the same no-overtime-fee policy on heating calls that we do on everything else. If your furnace isn't igniting, isn't reaching temperature, or is throwing a fault code, call (240) 969-4911 and we'll get someone out the same day.
When does an Ashburn home actually need a sump pump?
Not every Ashburn home needs one, but homes in areas with heavier clay soil or lower elevation relative to neighboring lots can see water intrusion after heavy summer thunderstorms. Ashburn gets significant storm activity from June through September, and a basement that floods once is a good argument for installation. If you've had water in your basement after a hard rain, we'll look at the grading, the foundation drainage, and whether a sump pump installation makes practical sense for your specific lot.
How often should drains be professionally cleaned in an Ashburn home?
For most Ashburn homes with older cast-iron or PVC drain lines, a professional cleaning every 18 to 24 months is a reasonable baseline if you're not already having recurring clogs. Kitchen lines accumulate grease faster than any other drain in the house. If you're on a well-used system in an older section of Ashburn with mature trees nearby, annual cleaning is worth considering. Roots don't care about the pipe material. We'll tell you what we actually find rather than recommending a service schedule that benefits us more than you.
Do I need a permit for water heater replacement in Ashburn, VA?
Yes. The Loudoun County Department of Building and Development requires a mechanical permit for water heater replacement. Inspections are scheduled through LandMARC, the county's online system. We handle the permit filing as part of the job. You shouldn't have to navigate that process yourself, and an unpermitted water heater replacement can complicate a home sale or an insurance claim. We pull the permit before the work starts.
Can a burst pipe in my Ashburn home be repaired or does it need full replacement?
It depends on where the burst is and what caused it. A single freeze-split in a copper or PEX line is usually a repair. A section of galvanized pipe that's corroded through in multiple places is a different conversation. We won't push you toward a full repipe if a targeted repair is the right call. We'll show you what we found and give you both options with honest context. Every job is different. Contact Brick Street Plumbing Heat & Air for an accurate estimate.
