Heating Repair Built Around How Reston Homes Are Laid Out

Brick Street Plumbing Heat & Air handles furnace repair Reston, VA residents need when the heat drops out, whether the unit sits in a basement, an attic or a narrow utility closet off the hallway. We answer the phone 24/7, and a night or weekend visit carries no overtime fee. A licensed HVAC technician diagnoses the problem, shows you what failed, and gives you the repair option before any work begins, so nothing gets replaced on a guess.

Reston is a planned community in Fairfax County, and its mix of cluster townhomes, condo buildings and detached houses means furnaces end up in some tight spots. Closet installs often run short on return air, and attic units in older townhomes deal with temperature swings that wear out parts faster. Our technicians are dual-certified in plumbing and HVAC, which helps when a high-efficiency furnace shares a closet with the water heater and a condensate line. See everything we handle around Reston.

The Failures We See Most in Reston Furnaces

Each of these has a clear symptom you can describe on the phone.

Condensate Line Clogs

High-efficiency furnaces drain water from the exhaust. When that line or its trap clogs, a safety switch shuts the burners down, often in the middle of a cold night.

Starved Return Air

Closet installs with louvered doors or undersized returns can overheat the heat exchanger. The furnace trips its limit switch and cycles off before the house warms up.

Worn Blower Motors

A humming sound with no airflow often points to a failed capacitor or a motor near the end of its life. We test both before recommending a part.

Igniter and Sensor Faults

Cracked igniters and dirty flame sensors account for a large share of no-heat calls. Both are quick swaps once confirmed. Details on our furnace repair page.

Heat Pump and Furnace Handoff

Some Reston homes run a dual-fuel setup. If the outdoor unit and furnace stop sharing the load properly, we check the controls and the heat pump side as well.

SAFETY FIRST

Why We Look Closely at the Heat Exchanger

The heat exchanger keeps combustion gases separate from the air you breathe. Cracks develop over years of heating and cooling, and they are more likely when a furnace has been running hot because of poor airflow, which is a common story in closet installations. During a repair visit we inspect the flame pattern, the exchanger surfaces we can reach, and the venting path to the outside. If we find a crack, we tell you plainly and shut the unit down only if it is unsafe to run. Carbon monoxide alarms belong on every level of the home, and near sleeping areas, especially in attached housing. If a crack means the furnace has reached the end of its useful life, we can talk through furnace installation options that fit the space you have. Our full list of covered communities is on the service area page. One more habit worth building: change the furnace filter on a schedule rather than waiting until it looks gray. In a closet install, a clean filter is the cheapest protection the heat exchanger gets, and it keeps the blower from straining against a wall of dust. If you are not sure which size your unit takes or how often to swap it, the technician can show you during the visit and note it on the cabinet.

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

I requested an estimate through Home Depot, and they referred me to Brick Street Plumbing. Water Heaters, From beginning to end, my experience was excellent! Brian came to my home, carefully explained the different options available, and walked me through the entire installation process. One of the best parts of the installation was that they were able to relocate my water heater into an unused space in my basement. Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

Frequently asked questions

Why is water leaking from my furnace in a Reston condo closet?
Water around a gas furnace usually comes from the condensate system on a high-efficiency unit, not from the furnace itself. When the drain line, trap or condensate pump clogs, water backs up and spills onto the floor. In a closet that also holds a water heater, the leak can come from either one, so it helps to check which unit is wet. We clear the drain, test the pump and safety switch, and confirm the water heater is not the source.
Can a furnace in a small closet overheat?
Yes. A furnace needs enough return air to carry heat away from the heat exchanger. Closets with solid doors, blocked louvers or a single small return grille can starve it, and the furnace responds by tripping its high-limit switch and shutting off early. Over time that stress can shorten the life of the heat exchanger. Keeping the closet clear, changing the filter on schedule, and correcting return air problems all help.
What should I do if my carbon monoxide alarm goes off when the heat runs?
Get everyone outside, including pets, and call 911 or your gas provider's emergency line from outdoors. Do not try to find the source yourself. Once the home has been cleared, have a technician inspect the furnace, venting and any other gas appliances before using them again. Cracked heat exchangers, blocked flues and disconnected vent pipes are common causes, and each one needs to be fixed before the system goes back into service.
Is it worth repairing a furnace that is more than 15 years old?
Often it is, if the problem is a single part such as an igniter, sensor, capacitor or inducer motor and the rest of the furnace is sound. Age alone does not decide it. What changes the answer is a cracked heat exchanger, a failing control board on a model with scarce parts, or a pattern of repeat breakdowns. We show you the condition of the unit and give you repair and replacement options side by side.
Do townhome furnaces in attics need special service?
Attic furnaces work the same way as basement units, but they live in a harsher space. Summer heat dries out wiring and seals, and winter cold can freeze condensate lines on high-efficiency models. Access is also tighter, so small problems sometimes go unnoticed. Regular maintenance helps catch worn parts, and on repair calls we pay extra attention to the condensate path, the venting and the condition of the attic platform around the unit.
