Hot Water Problems, Sorted Out Properly

When you need water heater repair Reston, VA plumbers from Brick Street Plumbing Heat & Air can diagnose gas, electric and tankless units any time of day, with no overtime fees for nights or weekends. The first job is figuring out whether a replaceable part has failed or the tank itself is done. Pilot assemblies, heating elements, thermostats and valves can all be repaired. A tank leaking from its seams cannot, and we will tell you that straight away rather than sell you parts.

Reston has a lot of condos and stacked townhomes, and a water heater failing in a closet above someone else's ceiling is a different problem from one leaking onto a basement slab. We know how to shut the water off fast, check the drain pan, and work in a tight space without making a mess. Our plumbers are licensed and dual-certified in plumbing and HVAC, so a shared mechanical closet is familiar territory. More on our work in Reston.

FIRST STEPS

Is It a Part, or Is It the Tank?

Start with what you see. No hot water at all on an electric unit often means a tripped breaker, a failed upper element or a reset button that has popped. On a gas unit, a pilot that will not stay lit usually points to the thermocouple or flame sensor. Lukewarm water that runs out quickly can mean a broken dip tube or a lower element that has burned out. Water on the floor needs a closer look. A drip from the temperature and pressure relief valve can be a valve problem or a sign of excess pressure in the system. Moisture at the inlet or outlet fittings is usually repairable. Rust-colored water pooling under the tank, or a wet base with no obvious fitting above it, generally means the tank has corroded through. In that case water heater replacement is the only lasting fix.

Repairs We Handle on Site

Our trucks carry the parts that fail most on standard tank units.

Elements and Thermostats

Electric heaters have two elements and two thermostats. We test each one under power and replace only what has failed.

Gas Controls and Pilot

Thermocouples, igniters and gas control valves wear out. A clean flame and steady pilot are the goal before we leave.

Relief Valves and Fittings

A leaking relief valve or corroded fitting gets replaced and the surrounding pipe checked for pressure problems.

Tankless Descaling and Codes

Error codes on tankless units often trace back to scale or venting. Our tankless water heater service covers both.

SHARED WALLS

Water Heaters in Reston Condos and Stacked Townhomes

In attached housing, a water heater problem rarely stays inside one unit. A drain pan under the tank, piped to a floor drain or the outside, buys time when a fitting starts to weep. If your heater sits on a bare floor above living space, ask about adding a pan and a leak sensor during the repair. Many condo associations also have rules on who may work in shared mechanical areas and on replacement timelines, so check with management before a large job. Access is the other factor. Some closets were built around the original tank, and a modern replacement may be taller or wider because of added insulation. We measure before recommending a new unit, and if space is tight we can talk through options such as a tankless system mounted on the wall. Permits are usually required for water heater replacement, and we check what applies to your address.

What Customers Say About Our Water Heater Work

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

Brian came to my home, carefully explained the different options available, and walked me through the entire installation process. One of the best parts of the installation was that they were able to relocate my water heater into an unused space in my basement. Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

Frequently asked questions

My Reston condo water heater is leaking into the unit below. What do I do first?
Shut off the cold water supply valve at the top of the water heater, then turn off the power at the breaker for an electric unit or set a gas unit's control to off or pilot. Let your neighbor and building management know so they can check for damage below. Opening a hot tap will relieve some pressure. Then call a plumber to find the source, since a leaking fitting can be repaired while a leaking tank needs to be replaced.
Why does my water heater make a popping or rumbling noise?
Popping and rumbling usually come from sediment on the bottom of the tank. Minerals settle out of the water over time, and the burner or lower element heats water trapped under that layer until it bubbles through. Flushing the tank can help if the buildup is not severe. Heavy sediment also makes the heater work harder and can shorten tank life, so a noisy unit is worth having checked.
How long should a tank water heater last?
A standard tank water heater commonly lasts around a decade, give or take, though water quality, maintenance and how hard the unit works all affect that. The anode rod inside the tank sacrifices itself to slow corrosion, and once it is used up the tank starts to rust. Flushing sediment and checking the anode periodically can help a tank reach the long end of that range. Age plus leaking or rusty water usually means replacement is near.
Can you repair a tankless water heater that shows an error code?
Usually, yes. Error codes on tankless units point to a category of problem, such as ignition, flame loss, overheating or venting. Scale buildup in the heat exchanger is a frequent cause, and descaling often clears it. Other codes trace back to a dirty inlet filter, a blocked vent, low gas supply or a failed sensor. We read the code, test the related components and fix the cause rather than just clearing the code.
