Brick Street Plumbing Heat & Air handles water heater repair Winchester, VA homeowners need when the shower runs cold or the tank starts to leak, and we answer around the clock with no overtime fees. Our licensed plumbers work on gas, electric, propane and tankless water heaters. We identify whether the problem is a replaceable part, such as an element, thermostat, thermocouple or valve, or the tank itself, and we give you a clear answer and price before any repair starts.

Hard water is common in the Shenandoah Valley, where limestone geology puts a lot of minerals into well and municipal water. Those minerals settle in tank water heaters as scale and sediment, and they coat the heat exchangers inside tankless units. It is one of the main reasons water heaters here get noisy, recover slowly or fail early. Many homes in Frederick County are also on private wells, which brings its own water quality questions. See all our local services on the Winchester page.

HARD WATER EFFECTS

How Valley Water Wears Down a Water Heater

In a tank heater, minerals drop out as the water heats and collect on the bottom. On a gas unit, that layer sits between the burner and the water, so the burner runs longer and the steel overheats. On an electric unit, scale builds up on the lower element until it burns out. Either way, you hear popping and rumbling and get less hot water. Tankless heaters are even more sensitive. Scale narrows the small passages in the heat exchanger and triggers error codes and shutdowns. Regular descaling keeps them running, and a water softener or whole-house filtration system reduces the buildup at its source.

Water Heater Services Around Winchester and Stephens City

From a single failed part to a full system change.

Tank Flushing

Draining sediment quiets a noisy tank and restores capacity, as long as the buildup has not already damaged it.

Element and Thermostat Replacement

On electric units, these are the most common failures in hard water areas. We test each one and replace only what is bad.

Anode Rod Replacement

The anode protects the tank from corrosion. Replacing it before it is fully consumed can add years to a tank's life.

Tankless Descaling

We flush the heat exchanger with a descaling solution and clean the inlet filter. Details on our tankless service page.

Replacement When the Tank Fails

A leaking tank cannot be repaired. Our replacement service covers matching units, upgrades and conversions.

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

I requested an estimate through Home Depot, and they referred me to Brick Street Plumbing. Water Heaters, From beginning to end, my experience was excellent! Brian came to my home, carefully explained the different options available, and walked me through the entire installation process. He was very professional, knowledgeable, patient, and always available to answer my questions. Communication with Brian was outstanding throughout the entire project. One of the best parts of the installation was that they were able to relocate my water heater into an unused space in my basement. Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

OLDER HOMES

Water Heaters in Historic Winchester Houses

Old Town and the neighborhoods around it have plenty of homes where the water heater was added long after the house was built. That often means a tank tucked under a basement stair, venting through an old masonry chimney, or connected to a mix of copper, galvanized steel and plastic pipe from different decades. Each of those details matters during a repair. A gas water heater sharing a chimney with a furnace needs proper draft, and an oversized or deteriorating chimney liner can cause backdrafting. Mixed pipe materials can corrode at the joints and leak at the top of the tank. We check these connections while we are there and, if something around the heater needs work, point it out along with plumbing repair options.

Frequently asked questions

Does hard water in Winchester shorten water heater life?
It can. Minerals in hard water settle as sediment in tank heaters and as scale in tankless units. Sediment makes gas burners work harder and overheats the tank bottom, while scale burns out electric elements and clogs tankless heat exchangers. Regular flushing or descaling slows the damage, and a water softener addresses the cause. Homes with hard water that skip maintenance often replace water heaters sooner than homes that keep up with it.
Will a well water system affect my water heater?
Well water can contain minerals, iron, sulfur or sediment that affect water heaters differently than treated city water. Iron and sediment settle in the tank, sulfur can cause a rotten egg smell, and acidic water can corrode fittings and the tank itself. A water test helps identify what is in your water. Depending on the results, a softener, iron filter or whole-house filtration system can protect the water heater and the rest of your plumbing.
Do you repair water heaters in Stephens City?
Yes. We serve Stephens City along with Winchester and other parts of Frederick County. Our licensed plumbers repair and replace gas, electric, propane and tankless water heaters there, and the same no-overtime pricing applies to night and weekend calls. When you call, share your address and what the water heater is doing so we can confirm coverage and send a plumber with the right parts.
How do I know if my water heater anode rod needs replacing?
The anode rod is hidden inside the tank, so the only sure way to check it is to remove and inspect it. Signs that it may be worn out include rusty hot water, a rotten egg smell, or a tank that is several years old and has never had the anode checked. A rod worn down to its steel core needs replacing. In hard water areas, anodes can wear unevenly, so checking every few years is a good habit.
