Winchester Plumbing and HVAC, Done Fast

If you need a plumber Winchester residents can rely on, Brick Street Plumbing Heat & Air serves Winchester, VA for plumbing repairs, drain cleaning, water heater replacement, AC repair, and furnace repair. Call (240) 969-4911. Our licensed, dual-certified technicians cover both plumbing and HVAC, and we never charge overtime, whether you call at noon or midnight.

Winchester's housing stock skews older. A large share of homes here were built before the 1940s, and a lot of them still have galvanized steel supply lines that are corroding from the inside out. The city's tap water measures around 14.8 grains per gallon, which is very hard. That mineral load accelerates sediment buildup in water heaters, clogs fixture aerators, and shortens the life of appliances on the supply line. Factor in winter freeze-thaw cycles and a frost line around 24 inches deep, and you've got a set of local conditions that make routine plumbing maintenance more important here than in many other parts of Virginia. We know what to look for in Winchester homes because we've worked in them.

Winchester Water

What Winchester's Hard Water Does to Your System

At roughly 14.8 grains per gallon, Winchester's tap water is classified as very hard. That's not a vague concern. It's calcium and magnesium building up inside your water heater, narrowing your supply lines, and sitting on your fixtures until they fail before their time. A standard 40-gallon water heater can lose years of service life in Winchester's hard water without a periodic flush or a water treatment solution upstream. We install water softener and filtration systems and make sure the equipment choice matches what your water actually tests at. If you've noticed white scale around your faucets or your water heater is making popping sounds, those are mineral deposits talking. Don't ignore them. Every job is different. Contact Brick Street Plumbing Heat & Air for an accurate estimate.

How Galvanized Pipe Issues Play Out in Older Winchester Homes

Galvanized steel was the standard supply pipe material for decades. In Winchester, where a significant portion of homes predate the 1950s, it's still common.

Rust and Mineral Scale Build from the Inside

Galvanized pipe corrodes from the interior surface outward. You won't see it until your water pressure drops noticeably or you notice rust-colored water at the tap. By then, the pipe has been narrowing for years.

Low Pressure Leads to Bigger Problems

Restricted flow puts stress on fixtures, water heaters, and washing machine hoses. A pipe that's 60 percent blocked doesn't announce itself with a leak. It just quietly hammers your appliances until something gives.

Repiping Is Often the Honest Answer

We won't push a full repipe when a targeted repair is the right call. But in a Winchester home where galvanized lines run throughout, patching one section often just moves the problem. We'll tell you which it is before we start any work.

No Overtime. No Surprises.

What Customers Say About Our Work

Fantastic service - bought a home with a very old hot water heater, and Brick Street’s quote came out to be substantially less than the other plumbers I spoke with. No compromise on service for the price, though - Mary was incredibly responsive and friendly when it came to scheduling a time to install the new water heater, and Tylerr did an outstanding job getting the water heater set up and running. Overall very easy to work with, reasonably priced, and professional!

⭐⭐⭐⭐⭐ Excellent Service – Highly Recommend Brick Street Plumbing Water Heaters I recently had my entire HVAC system replaced after my old unit had been in my home for over 20 years. I requested an estimate through Home Depot, and they referred me to Brick Street Plumbing. Water Heaters, From beginning to end, my experience was excellent! Brian came to my home, carefully explained the different options available, and walked me through the entire installation process. He was very professional, knowledgeable, patient, and always available to answer my questions. Communication with Brian was outstanding throughout the entire project. One of the best parts of the installation was that they were able to relocate my water heater into an unused space in my basement. This made the entire HVAC area much more spacious, organized, and accessible. I am extremely happy with how everything turned out! Update 10/2/2026 The manager got in touch with us and promptly sent out a service technician that was able to quickly diagnose and troubleshoot the issue with our thermostat. ------------------------------------------------------------------------------------------------------ We got our AC replaced by Brick Street through Home Depot. After a week our AC wasn't working so we had to put in a service call. They came out and fixed it. Then our heating wasn't working and we put in a service call to have a tech come out to and troubleshoot but their HVAC department has been non responsive via email or voice mail. We are not able to get in contact with them at all. Will not be doing business with this company again. Very poor customer service.

Winchester Homeowners Ask

Why does Winchester's water hardness matter for my plumbing?
Winchester's tap water runs around 14.8 grains per gallon. That puts it in the very hard range. At that level, calcium and magnesium deposits accumulate inside water heaters, coat supply line interiors, and clog fixture aerators over time. A water heater working against heavy mineral buildup runs less efficiently and fails sooner. Aerators block. Showerheads lose pressure. The fix is either regular flushing and descaling or installing a water softener upstream. Both are things we handle, and we'll tell you honestly which makes more sense for your home's setup.
What should I know about galvanized pipe in older Winchester homes?
Many older Winchester homes still have galvanized steel supply lines. These pipes corrode from the inside out. You'll notice it first as low water pressure, then as rust-tinted water, and eventually as pinhole leaks. The pipe looks fine from the outside until it doesn't. Repiping with copper or PEX is the permanent solution, but whether a targeted repair or a full repipe is the right call depends on how far the corrosion has spread. We'll give you a straight answer after we look at what you have.
Does Winchester require a permit for HVAC replacement?
Yes. The City of Winchester's Building Inspections Department requires a mechanical permit for installing, replacing, or adding heat pumps, air conditioners, and furnaces. Any contractor who skips that step is leaving you exposed, both for code compliance and for your homeowner's insurance. We pull the permit, coordinate the inspection, and close it out properly. If a company quotes you HVAC work in Winchester and doesn't mention permits, ask why.
When do I need drain cleaning versus just a plunger?
A plunger clears a simple surface clog. What it doesn't touch is mineral scale, grease buildup, or partial blockages sitting 20 feet down the line in an older cast iron drain. If a drain slows down again within a few weeks of you plunging it, the real obstruction is deeper. In Winchester homes with older cast iron or galvanized drain lines, drain cleaning with a professional cable machine or hydro-jet often finds buildup the plunger never reached. Repeated slow drains are not a plunger problem.
How do I protect pipes from freezing in a Winchester winter?
Winchester's frost line runs around 24 inches deep, and the freeze-thaw cycles here put real stress on supply lines that run through exterior walls or unheated crawl spaces. The most common failures we see are on pipes in garage walls, under sinks on exterior walls, and in crawl spaces without proper vapor barriers or insulation. Before winter, have exposed supply lines insulated and check that crawl space vents can be closed when temperatures drop. If you've had a pipe freeze before, it'll freeze in the same spot again unless that section gets addressed.
Can I get AC and furnace work handled by the same technician in Winchester?
Yes, and that's one of the practical reasons homeowners in Winchester call Brick Street. Our technicians are dual-certified, meaning they hold credentials in both plumbing and HVAC. You're not waiting on a separate subcontractor when your furnace repair reveals a refrigerant line problem or your AC issue turns out to involve the condensate drain. One call, one crew. For HVAC maintenance before the season changes, that also means a single visit covers both heating and cooling systems.
When do I need professional drain cleaning versus a basic plunger?
A plunger clears a simple surface clog. What it doesn't touch is mineral scale, grease buildup, or partial blockages sitting deep in older cast iron drains. If a drain slows down again within a few weeks of you plunging it, the real obstruction is further down. In Winchester homes with older drain lines, professional drain cleaning with a cable machine or hydro-jet often finds buildup the plunger never reached. Repeated slow drains are not a plunger problem. Every job is different. Contact Brick Street Plumbing Heat & Air for an accurate estimate.

Can one contractor handle both plumbing and HVAC repairs in Winchester?
With Brick Street, yes. Our technicians are dual-certified in both plumbing and HVAC. You're not waiting on a second crew when a repair crosses trade lines. One call covers water heaters, drain cleaning, AC repair, and furnace work. For Winchester homeowners dealing with an older home that needs attention on multiple systems, that means one visit, one point of contact, and no finger-pointing between separate contractors about whose problem something is.
